Initial meeting
Free, no-obligation consultation at your property or via video call. We discuss your goals, must-haves, and deal-breakers.
Site assessment
We inspect your site for access, orientation, slope, trees, easements, and any visible constraints that could affect design or cost.
Budget alignment
Honest, transparent discussion about what's achievable within your budget. We'll tell you if something won't work — and what will.
Brief preparation
We compile a detailed project brief capturing every requirement — number of rooms, style preferences, must-have features, and your long-term plans.

Stage Two
Design & Planning

With your brief locked in, our architects and designers translate your vision into concrete plans that look good on paper and work perfectly on site.

Concept designs
Initial floor plans and elevations exploring layout options, room relationships, and site placement. You review and refine until it feels right.
Material selections
Guided selection of bricks, cladding, roofing, windows, joinery finishes, tapware, tiles, and flooring — all documented for consistency.
Engineering
Structural, hydraulic, and civil engineering to ensure your home is safe, compliant, and designed to withstand Australian conditions.
Cost planning
Detailed cost estimates prepared as the design evolves — so there are no surprises when it comes time to build.

Stage Three
Approvals

Navigating approvals is one of the most stressful parts of any build — but not when you work with us. We manage the entire process, determining whether your project qualifies for a faster Complying Development Certificate (CDC) or requires a full Development Application (DA).

DA or CDC approval
We assess your project against local planning controls to determine the best pathway — a faster CDC through a private certifier, or a full DA through council with all required documentation.
Construction certificate
Once DA is approved, we obtain the CC — detailed construction plans, engineering certification, and compliance with the Building Code of Australia.
Private certifier liaison
We engage accredited private certifiers for faster turnaround — handling inspections, critical stage checks, and the final occupation certificate.
Utility connections
Arranging new connections or disconnections for water, electricity, gas, and telecommunications — coordinated so there are no delays on site.

Stage Four
Construction

This is where it all comes together. Our experienced site team manages every trade, every delivery, and every inspection. You'll receive regular updates — photos, progress reports, and site walks.

Site establishment
Fencing, amenities, site cut, and set-out — the first physical steps on your land, executed with precision from day one.
Slab & structure
Engineered concrete slab, timber or steel frame, roof trusses, and brickwork — the skeleton of your home, built to last decades.
Lock-up & rough-in
Windows, doors, roofing, electrical rough-in, plumbing rough-in, insulation, and plasterboard — your home takes shape, room by room.
Fit-out & finishes
Joinery, tiling, painting, flooring, tapware, appliances, lighting — the finishing touches that transform a house into your home.

Stage Five
Handover

The moment you've been waiting for. We walk you through your completed home, room by room, explaining every system, switch, and appliance. Nothing is signed off until you're completely satisfied.

Quality inspection
Thorough internal defect inspection completed before you see the home — we identify and rectify issues before handover, not after.
Client walk-through
Guided tour of your entire home — we explain every system, demonstrate all appliances, and note any final adjustments you'd like made.
Documentation pack
You receive a complete handover pack — warranties, appliance manuals, maintenance schedules, paint codes, and tile batch numbers for future reference.
90-day follow-up
We check in three months after handover to ensure everything is performing as it should. Any minor settling adjustments are handled promptly.
